With all the craziness in today’s house market, it can feel overwhelming to begin the process of looking for a new home. A recent Forbes article gives 10 recommendations for prospective homebuyers.

We’ve all heard some of these recommendations before (get an inspection, include closing costs in your budget). Some are more intuitive (make sure your agent is working for YOU instead of their commission, get pre-approved from your lender). And some are good reminders for us all (make sure you’re considering the entire neighborhood – not just your potential home, in this market you may not have time to look at every property in your price range).

We are pleased to announce the long-awaited opening of the Lavender Heights subdivision! Over 200 lots in total. Riverwood has 28 lots in phase 1, and with 4 phases in total we plan to build a lot of great houses in Lavender Heights over the next few years. 

One of the great things about Lavender Heights is the location. South Meridian is a very desirable and growing submarket. Lavender Heights is right across from a new city park with softball fields, a splash pad, a dog park, swings and slides, a zip line, and much more! It's also close to golf courses like Boise Ranch and Falcon Crest. It's only five minutes from the freeway, and multiple grocery store are nearby, including a brand new Albertsons. South Meridian YMCA is just two miles away. Lavender is located within the West Ada school district boundaries, specifically Hillsdale Elementary, Victory Middle School, and Mountain View High School. 

Lavender Heights provides amenities like a community pool, walking trails, open spaces, and access to the amazing Discovery Park across the street. 

There is a wide variety of lot sizes and product types to be built in Lavender Heights. First-time home owners, move-up buyers, singles, and empty-nesters will all find houses that meet their needs. We feel this will generate some diversity within the neighborhood and make it a pleasant place to live.

A term that is starting to pop up in housing market discussions is ‘mortgage rate urgency.’ What does it mean?

 

Simply, you can think of it along the same lines as Fear Of Missing Out. With Inflation hanging around longer than was originally expected and signs that mortgage interest rates will be rising soon, it simply means that buyers are feeling pressure to buy homes now before those interest rates rise.

 

Are people really rushing to buy homes before mortgage rates rise?

 

Simply, yes. Ali Wolf is a nationally recognized economist who specializes in Real Estate and Housing. Here’s what she tweeted on October 22:

 

 

 

September’s pending home sales were down 9.6% from the previous year. But don’t forget, last year saw unprecedented numbers of home sales. To compare it to a more reasonable year, September 2021 pending home sales are 31.2% higher than September 2019. AND, If you compare September 2021 to August 2021, you see an increase of 6.9%.

That means that even though home sales have been historically high, more buyers are signing contracts on homes before the interest rates rise and make monthly payments unaffordable.

Slightly higher inflation looks like it’s here for a while. So, what does this mean for homeowners and homebuyers?

 

First, per John Burns Real Estate Consulting, inflation is great for homeowners. Long-term, it creates upward pressure on the value of your home since the costs to build a comparable home are increasing. It also creates upward pressure on incomes. So your monthly mortgage will eventually take a smaller portion of your salary.

 

 

But what about buying a home? Now we need to consider timing. If inflation is consistent, that means that costs are continuing to rise. So the costs to build (and therefore buy) a home today will be less than the costs to build (and buy) that exact same home a year from now.

 

But the biggest factor right now is the mortgage rate. Inflation will eventually impact the interest rates we pay on our home loans. Today, lending rates are still near historic lows.

 

So, since construction costs are increasing and borrowing costs will be increasing, that makes today the best time in the near-future to consider purchasing a home.

What does a hot housing market, low unemployment rate, and recreational and economic opportunities make you? 

It makes you the 13th best place to live, according to money.com! We are not sure hearing how great the Treasure Valley

is to live will ever get old! We may be a little biased, but we couldn't agree more!

With Idaho being such a highly desired place to live, it also makes us the second-fastest growing state.

We'd like to spotlight one of our excellent trade partners, Northwest Heating and Air Conditioning, Inc. We've had all kinds of supply-chain challenges we've been facing this year (shipping/trucking delays, long lead times, uncertain delivery dates, closed or partial-capacity factories, extreme weather, supply-demand imbalance...), and HVAC components have been affected as adversely as anything. We've been fortunate to work with Northwest Heating and Air Conditioning to help us navigate these challenges. They do an excellent job foreseeing upcoming challenges and acting swiftly to mitigate them. They use the best equipment, have excellent installers, and they follow up to keep the equipment running smoothly.
